What Is Mold Removal?

Mold removal refers to the physical elimination of mold from a surface — wiping, scrubbing, or chemically treating visible mold colonies. This is what you do when you clean mold off a bathroom tile with bleach. It addresses the visible symptom but not the underlying problem.

The problem with mold removal alone: Mold spores are microscopic and exist throughout the environment. Removing visible mold without addressing the moisture source, containing the area, and filtering the air virtually guarantees recurrence — often within weeks.

What Is Mold Remediation?

Mold remediation is a comprehensive process that follows industry standards (IICRC S520) to not just remove mold but return the environment to a normal, safe fungal ecology. It includes:

  1. Assessment — Identifying all affected areas, the moisture source, and the extent of contamination
  2. Containment — Sealing off affected areas with plastic sheeting and negative air pressure to prevent spores from spreading to clean areas during work
  3. HEPA air filtration — Air scrubbers with HEPA filters run continuously to capture airborne spores
  4. Removal of affected materials — Porous materials (drywall, insulation, carpet) that cannot be cleaned are removed and disposed of properly

When Is Mold Removal Enough?

For very small areas (under 10 square feet) of surface mold on non-porous materials (tile, glass, metal) with a resolved moisture source, cleaning with an EPA-registered antimicrobial may be sufficient. The EPA and IICRC both acknowledge that small, isolated mold problems on non-porous surfaces can be handled by a careful homeowner with proper PPE.
