This guide covers what to expect immediately after remediation, what to throw away, and how to keep mold from coming back.
How Long Should You Stay Out of the House After Mold Remediation?
In most cases, you can return home immediately after remediation is complete and the remediation company has confirmed clearance. During the remediation process, containment barriers and negative air pressure prevent spores from spreading into living areas — once those barriers come down and the clearance inspection is passed, the air is safe.
However, if your remediation involved:
- Large-scale remediation with air scrubbers — You may want to leave HEPA air purifiers running for 24 hours after the work is done
- Chemical treatments — Some antimicrobial agents require 2–4 hours of ventilation time; your remediation company will advise
- Drywall replacement — If repairs are ongoing, stay out until reconstruction dust settles
What to Throw Out After Mold Exposure
Not everything can be saved. Items that have been heavily mold-contaminated and cannot be effectively cleaned should be discarded:

- Mattresses and upholstered furniture with visible mold

- Clothing — Machine wash with hot water and a cup of white vinegar; dry on high heat
- Hard furniture — Clean with EPA-registered antimicrobial; discard if mold has penetrated the wood
- Books and documents — HEPA vacuum carefully; badly affected items cannot be saved
- Hard toys and non-porous items — Clean with antimicrobial solution and dry completely
How to Prevent Mold from Coming Back
Remediation removes existing mold, but if the moisture source isn’t corrected, mold will return. The most important step after remediation is fixing the moisture source.
Control Indoor Humidity
- Keep indoor relative humidity below 50% (use a hygrometer to monitor)
- Run a dehumidifier in basements and crawl spaces year-round in Maryland
- Use exhaust fans in bathrooms and kitchens during and after use
Improve Ventilation
- Ensure bathroom and kitchen exhaust fans vent to the exterior, not into the attic
- Check attic ventilation — soffit and ridge vents should be unobstructed
- Open windows when outdoor humidity is low to increase airflow
Address Water Intrusion
- Fix any plumbing leaks immediately
- Ensure gutters and downspouts direct water away from the foundation
- Grade soil away from the home’s foundation
- Seal foundation cracks
Monitor High-Risk Areas

- Check under sinks and around appliances seasonally
