What Mold Testing Is (and Isn’t)

Mold testing (also called mold sampling or mold air testing) involves collecting samples — either air samples or surface samples — and sending them to an accredited laboratory for analysis. The lab identifies the mold species present and the concentration of spores.

Mold testing is not the same as a mold inspection. A mold inspection is a visual and physical assessment of your home. Testing adds laboratory data on top of an inspection, but it’s not always necessary.

When Mold Testing Is Warranted

  • Legal or real estate transactions — When documentation of mold species and spore counts is required by a lender, buyer, or court
  • Health-related concerns — When a household member has symptoms possibly related to mold exposure and you need data to share with a physician
  • Post-remediation clearance — After remediation is complete, to verify that spore counts have returned to normal levels
  • Hidden mold suspected — When musty odors persist but no visible mold is found, air sampling can confirm whether elevated spore levels exist

When Mold Testing Is NOT Necessary

If you can see mold, you don’t need to pay for testing to confirm it’s there. The EPA, CDC, and IICRC all state that visible mold should be remediated regardless of species. Spending $300–$500 on testing to confirm visible mold is money that could go toward fixing the problem.

Be cautious of any mold company that insists on testing before every job — this is often an upsell that delays remediation without adding meaningful information.

Types of Mold Testing

  • Air sampling (spore trap) — An air pump pulls air through a collection cassette for a set period. Most common method; identifies spore species and concentration. Cost: $75–$150 per sample.
  • Surface sampling (tape lift or swab) — A surface sample taken from a suspect area. Identifies species on the surface, but doesn’t measure airborne levels. Cost: $50–$100 per sample.
  • Bulk sampling — A physical piece of material is sent to the lab. Used when a specific material is suspect. Less common for residential.
  • ERMI testing — A dust sample from the home analyzed for a panel of 36 mold species. More comprehensive but more expensive ($200–$400) and not always covered by insurance.
